Here at Pathfinder Homes, we have vast experience of creating bespoke homes, lodges and multi-purpose buildings for people who own their own land. Whether you own a farm, fishing lake, equestrian centre, hotel or simply a plot of land – we can tailor our build to your exact specifications and of course, always to the outstanding Pathfinder Homes standard.
Getting planning permission for your own land isn’t always as straight forward as you may expect but we can really help with that, in fact, we can do it for you absolutely free*! Below, we’ve detailed the planning process which we undertake on your behalf.
The first step to a successful application for a lodge on your own land? Complete our application form and immediately, this alerts our specialist in house planning specialists. They will carry out some primary research accessing the lands planning history and using many tools including advanced Satellite imagery get a good feel for your plot.
Our team can normally get a good idea as to how successful a planning application would be, based on the information they find and their prior experience.
We aim to get back to you within a week to give a recommendation to you regarding the possibility of placing a home on your own land.
All of the costs involved in this and all further process’ are covered by Pathfinder Homes; our own land applicants do not pay for this service*.
Step 1 Pre-Application
In the modern planning system, the pre-application phase is where key issues are expected to be resolved, as far as possible.
If a scheme is submitted which fails to meet published planning policy requirements and there has been no meaningful pre-application discussions, this could be regarded as an unreasonable approach. Such an application runs the risk of being refused without further negotiation. The majority of our Applications will proceed through this phase.
Some of the benefits of pre-application advice are:
- Giving you an opportunity to explain your needs
- Establishing planning policy requirements
- Commencing a dialogue towards resolving any planning issues that your proposal raises
- Identifying what information is required for a valid application to be submitted
- Advice will be set out in writing, including a record of advice given in pre-application meetings
Step 2 Decision time
Once we receive a response from your local planning office, we will report back to you on the results of the Pre Application. If favourable, we will proceed with an application for you, this is all handled in house and the application costs are paid in full by Pathfinder Homes.
Although we do not charge you for this service a ‘commitment deposit’ is required of £300 to appoint us as your planning representatives, this is fully refundable regardless as to if we succeed or fail with your application. It’s simply required to authorise our appointment and make full representation on your behalf with this application.
The application is submitted and we now sit and wait for the numerous discussions to take place and await a final decision for your application.
The expected time scale is between 3 to 6 months however in our experience, on average 3 months is the normal.
Step 3 Create your home
While we wait on the local planners you will be having a day trip to Devon! We will invite you to our Head Quarters to experience our design studio and create a full specification for your new home.

- Lodge Design Which Will Be CAD Drawn
- Choose Furniture
- Meet In House Designer
- Colours & Lodge Finishes
The end result will be a bespoke personal design specification with which we can create a Floor Plan and a fixed quote to build your Lodge.
Step 4 Approved planning
There’s nothing better than receiving an email from us to say your planning has been approved, but what now?
Place a 10% deposit to order
Sign the build contract
We will agree a delivery date for your new home and the balance payment which will be due 14 days prior to delivery. Our homes normally take around 5 to 6 months to build.
Other things to consider
You will also need Electricity, Water & Gas connected to your Lodge, we recommend that you contact local tradesmen to quote for this as soon as you can, most Gas is provided via bottles/tank as LPG. We can provide the load required for Electricity.

Your new lodge will need to sit on a concrete base made up of 6inchs (150mm) of hard core, topped with 6 inches (150mm) of concrete with of course, the relevant infrastructure. Mud Monkeys, The Groundworks Specialists can make this happen! Just let us know you want us to take care of it!

Please Note: The Pathfinder Homes planning service is offered complimentary,under the agreement the applicant proceeds to purchase a Pathfinder Home for the detailed land address; although a £400 commitment fee is required at time of application, (this is credited against the purchase of the home). Should the applicant fail to purchase a Pathfinder Home, the applicant agrees to pay Pathfinder Homes a fee of £3,000 plus VAT to cover our costs. The specification & plan for the Pathfinder Home must be approved and signed off within 90 days of planning being granted with or without conditions. A 10% deposit must be paid and the standard Pathfinder Homes terms & conditions of purchase apply.
